The law will give local renters a chance to buy houses for themselves before the Mr. Potters of the 21st Century snap them up.
Numbers that work for landlords can work for local renters.
Give local renters time to save up to make downpayments.
Deep State hates competition.
Mr. & Mrs. One Bedroom might have a bundle of joy in nine months or less and might not be in the position to move in 12 months.
“I don’t get the ban on owning more than 3 rental properties.”
Try renting a place from a ‘Mr. Potter’ and you’ll understand.
I see what you mean. One nice thing is they have lots of windows. The “homeowners association fees” are between $900-$1800 per MONTH from what I saw…and those bldgs do look Stalinesque (a trend in apt. design I noticed resurging a while back here in TX).
“It shall be unlawful for the occupancy of any one-bedroom to exceed two persons.”
Perhaps:
It shall be unlawful for the occupancy of any one-bedroom to exceed two persons plus their offspring born during their tenancy.
This is the second post of yours today that I found very useful and informative. Thank you.
“The “homeowners association fees” are between $900-$1800 per MONTH from what I saw”
A few years after I graduated from college a one-bedroom unit in Manhattan cost around $40,000 plus monthly fees typical of a suburban apartment. I subscribed to the NY Times and Washington Post for a time.
I passed on the chance to pay $40,000 more.
They have tried some of that type of rental control in Bellingham, WA, but it wasn’t immigrants, who were the problem, it was college students, who were probably worse than immigrants.
Limiting the number of people in an apartment is unenforceable because it necessitates entering the apartment to enforce it. It just creates costly legal problems for the city. In this case, it will be even more costly because the landlords will have all sorts of political organizations backing them, backing that they don’t have when students are the problem.
This is interesting because, I had suggested that they use the empty college housing to house the homeless during extended Covid lock downs. I was being facetious.

NYC is incomprehensible to me as a Texan (though it’s getting more expensive here).
You will own nothing and be happy. The new feudalism!
The left hates private property. It can’t seize it all, just yet. Instead, it puts restrictions on what owners can do with their property, thus diluting the value of the property.
So... a young couple saving up for a house in this brutal market cannot rent a one-bedroom and have a baby, because that’s three people.
I grew up in the next town over and lived in Monroe as a child. Hasidic Jews have bought up most of the real estate there and driven most of the locals out. They bring in illegals from Eastern Europe and South America to work as “domestics”. They have complete political control because they vote in a block and Albany kisses their ass. This is the folks that are left trying to hold on.
Do you mean similar to Obama’s “At some point you have enough money?”
Not my rentals. They doubled the assessment 2 yrs ago.
With government grants, of course. Then when there is a major repair needed, UH OH!
Ridiculous! There are no more “Mr. Potters” especially in BLUE state/cities. Legislation has given squatters more rights than the home owners. Do a search on youtube for real estate and landlord news.
You’re talking decades ago.
These rules are backfiring BIGLY as tenants who have lower credit scores are no longer being accepted.
