The elederly will be subject to taxes like capital gains is they sell their primary residence, for example.55% of the gain will be taxable. No money left for the kids.

LOL, Surrey is a suburb of Greater Vancouver. The metro area has a population approaching 2 million.
While not a huge city on a world scale, I still wouldn’t refer to it as a small town.
