I have this feeling that they were doing some construction work on the roof and that may have triggered an event that cause structural members—weakened by all the salt air over the years—to collapse suddenly.

What would be the point of driving piles into muck?

A 25 story concrete and rebar condo would just sink.

A strong wind would capsize it.

Bottom Line...

I watched beach condos get built for 40 years.

Never saw one collapse or roll over.

Until proven otherwise, this was a terrorist bombing against the many Jewish American residents.

The media coverage of this collapse is absolutely awful. The media keeps focusing on the standing part of the building while ignoring the pancaked portion nearby. I would be willing to bet the FBI and BATF have already taken charge of the scene and all information is being filtered through those corrupt agencies.

Salt air and proximity to the beach cannot be the complete answer. There are quite a few large poured concrete hotels right on the beach in Miami which were built in the ‘30s, The Ritz, The Delano, and The National, among others. Before being renovated in the ‘90s, they survived decades of extreme neglect, dilapidation, and even hurricanes without collapsing

I wonder did some with very good structural engineering knowledge placed a small bomb at a very precise location to collapse the building. After all, precise location of detonation is how they demolish many large buildings.

The Champlain Towers South Condo at 8777 Collins Ave was 40 years old. The 12-story, 130-unit building, which was completed in 1981, was the first project to be built in the area after Miami-Dade County placed a moratorium on new developments during the 1970s, said Daniel Ciraldo, executive director of the Miami Design Preservation League.

Surfside struggled financially during the 1970s, Ciraldo said, and its water and sewer systems had degraded. The county required the town to upgrade its water and sewer systems before approving any projects.

Champlain Towers South Associates, the developer of Champlain Towers South, paid Surfside $200,000 in late 1979 — half of the cost for a new sewer system. With the new system in place, construction soon started on the project, Ciraldo said.

Once completed, international buyers flocked to the building. “A lot of foreign people were moving to South Florida for political stability that we had in the United States,” he said. “They wanted to live on the beach.”

Amenities in the 136-unit building included a pool, gym, barbecue area, tennis courts and a parking garage, “which was a newer thing,” Ciraldo said, “compared to hotels, where you just drove up to the entrance.”

County inspectors were reviewing the 40-year-old building, Ciraldo said. According to the Miami-Dade County building code, all residential buildings are required to undergo a re-certification process when they hit 40 years. The process includes inspections to ensure the building is habitable and safe.

The building was in okay shape,” said a Realtor with Compass who has multiple listings in the building and spoke on condition of anonymity. “They were just starting repairs to upgrade.

The association recently hired an engineer to develop specifications for electrical and structural changes needed to obtain the re-certification, a requirement of Miami-Dade County, but had not yet started construction.

“They were well into the review with the engineer about the project,” said Kenneth Direktor, an attorney with the law firm Becker who has represented the association for the last five years.

Condo association meetings were well attended, Direktor said, even throughout the COVID-19 pandemic over Zoom. Direktor described the community as “active and engaged.”

“There are working people, families with kids, people of retirement age,” he said. “Not a particular ethnicity or particular religion. It is a diverse community.

Nearly 70% of Champlain Towers was occupied by primary homeowners and second homeowners, Romanello said by email and text. Units ranged from 1,500-square-foot, two-bedroom homes to 2,200-square-foot, three-bedroom homes. Prices ranged from $500,000 to $1.2 million. Penthouse unit 1012, a Compass spokesperson said, sold for $1.1 million in January 2020."

I designed plumbing for a hi rise hotel in FTL back in the day, so was pretty familiar with the structural system from having to coordinate pipe runs. That one was all pilings driven into the muck. 30’ and 40’ pilings, typically a 3x3 array with a big pile cap on top. They’d have to drop the top elevation of the pile caps where we had piping coming down (roof drains and sanitary).

Though I don’t doubt there’s coral “bedrock” in some parts of that world.

The old South Florida Building Code from back then was really quite tough, and grew out of public demand for buildings that would stand up to hurricanes.

Everything bad that happens is part of a vast conspiracy, part of the cabal of the deep state, or is “fake news” or a false flag op.

These are the type of people who if their car won’t start because the battery is dead, will accuse their neighbors of sabotaging them.

Yes....so sorry it happened....life sometimes throws unexpected hard balls. This is one for all those families. But Desantis is on it along with the mayors to facilitate housing so they won’t be without a roof over their head.

If I were the USA authorities, I would leave no stone unturned in finding out the cause of this horrible accident. It could be a structural failure, It could be a terrorist attack, Fox News this morning stated the building was heavily occupied by Hispanic Jews. With Bibi gone from Israel and Iran having a field day with weak handed, Biden, anything is possible!!! Sad, no matter what caused this terrible incident!!!

Those flashes on the roof tops could be electrical, but if you look at post 155 and watch the building on the right collapse you can see flashes within that building. Could thermite cord have been used to take down the building?

Evidently there was a construction crew renovating the building. Do we know who the employees of that crew were? Hopefully the Florida police officials can interview the principle witnesses before the FBI gets to them. The sort of catastrophic failure this building suffered is not a result of incompetent construction otherwise it would have fallen years ago. Unless the bedrock beneath the building collapsed this was not a natural event.

According to the mayor, "roof work" is done "all the time" (see below). Since this is a large building with lots of unit, this is likely maintenance type work.

According to one of the attorneys for the building's association, no "construction" had begun, they were still in the review process with the engineer (see #187 above).

 

"Speaking to the media on Thursday, [Surfside Mayor Charles] Burkett said he would jog by the building often and noticed roof work was underway.

The 7Investigates Team can confirm that.

We found a Notice of Commencement dated April 5 of this year to re-roof the building.

“There was roof work being done, but there is roof work being done all the time, and it’s hard to imagine that could have been the impetus for such a catastrophic collapse,” said Burkett."

Besides that, we could only find a commencement for AC replacement in 2019 and another commencement for elevator work back in 2017.

Peter Dyga, with the Associated Builders and Contractors Florida East Coast Chapter, said for a building failure of this magnitude, it’s likely multiple factors were involved.

“We’re going to have to go back to the design of this building, to the foundation, to the structure, to the engineering calculations, to the building, to the craftsmanship, to the maintenance, to the HOA records,” said Dyga. “Everything about it is a potential contributor, and it’s, unfortunately, going to be a very long time before we know the answers.”

We have since searched through code violation records and have not found any active code violations for the building.

There was one earlier this year for a violation of minimum fire standards, but that violation was already corrected.

So, based on those two...we would assume authoritative accounts (i.e. not a casual passer by person)...it would appear that whatever "roof work" was being done was routine and that whatever "construction" that may have been done as part of their 40 year building recertification effort (and potentially structural/electrical/more substantial than "routine" maintenance) had not yet begun.
