And my former downstairs Queens neighbor, who has a real estate license to rent apartments (not sales), just quit his company to form his own apartment rental company. And just bought a house 2 blocks from our former co-op apartment, in a neighborhood going Chinese. He was not willing to leave the city, IMHO, because his mother lives 2 blocks from where he bought the house. I can't help but have dire expectations about the wisdom of his 2 moves. I am even more glad every succeeding day that I engineered my escape from the hellhole NYC is becoming, and this was before COVID or the riots was on the scene.
That property has been on the market for almost a year.

I spend $80 a month and we have access to two pools ( one olympic sized) a fully equipped gym, tennis courts, A club house, exercise trails, two parks, baseball fields, basketball courts, picnic areas, Volleyball courts, direct access to mountain trails, a dog park and our own security company.
What does that dump offer for 10 times that amount?
