Well, they suspected some sort of illegal weapons issue was being undertaken. That was one of the “issues” at hand if I remember right. I also read that Koresh was in town the day or days before and could have easily been arrested without the bloodshed to follow at the church site.

When it was rumored they had full automatic weapons that was later found to be false. It was based on witness testimony that they “heard” automatic gun fire from the compound.
