I am very surprised that the Triangle area of NC is not on the list.
NC varies wildly from place to place. Raleigh and the Triangle in general are absolutely booming. Charlotte metro to a somewhat lesser extent is too. Wilmington and Asheville are doing quite well on the basis of climate, scenery and recreational opportunities, and never missed a beat through the Obama years. Other metros are treading water at best although the Trump effect has lifted spirits and there is actually new construction going on, so there’s hope. The rural areas are dying, it’s pitiful.
