Why doesn't adverse possession apply here? The original agreement is certainly old enough.

I've always believed that title insurance was a major scam. Every time a house is sold, the buyer must pay for a title search to ensure that there are no liens or incumberances on the property, in effect, since the last time the same property was sold.

Let's see if they have title insurance and whether, in fact, it protects their investment. I can't believe a title insurance carrier would not limit it's liability to some amount related to the original purchase price.
