The lease puts the new “tenant” on a level playing field with the squatters in any legal process.

The important thing to remember here is the old legal adage that “possession is nine-tenths of the law.” The reason squatters have been successful is that when a property is physically occupied, most laws are written in a way that the burden of proof for getting the occupants out is on the party that DOESN’T occupy it.

Once the squatters leave a property even for just a short time, the owner can simply move in or have someone else move in with their approval. The lease that is being waved at the squatters when they return just moves the burden of proof onto THEM if the law gets involved.
