Another thing to keep in mind is that the Federal Fair Housing Act does not apply to renting apartments/rooms in owner-occupied buildings nor to rentals of single-family housing rented without a broker.

Yes BUT there are also the pertinent state regulations which MAY EXCEED the Federal laws. Witness the Michigan case (Oct. 2010) where a 31yo woman put a notice upon a CHURCH bulletin board advertising for a CHRISTIAN ROOMMATE. She was sued under this Fair Housing Act by the Fair Housing Center of West Michigan in Grand Rapids, MI and the case was taken up by the Michigan Department of Civil Rights. if convicted, the woman could face several hundreds of dollars in fines and fair housing training so it doesnt happen again.
After a firestorm of publicity and assistance from the Alliance Defense Fund (ADF), these various government agencies backed down from this SPECIFIC CASE but still maintained that they would do it again under similar circumstances. Last I heard, the Fair Housing Center of West Michigan still has the right under the law to sue this woman in Federal Court for this violation for 2 years after the posting of the bulletin board notice.
