Honestly that’s nothing. I’ve brought back a LOT worse. I don’t see any holes in the floor so that’s a plus.

For myself, I have no desire to live in NY, SF, etc. If I were offered this property for free, but without the right to sell it, I’d say no.

I know the Fresh Meadows neighborhood very well.

Believe it or not, for that area of Queens NY, that price is not that far off (still high though), even in the condition that the house is in.

A half-million to $600,000 is probably what you'll see it sell for, if it's bought.

It will probably cost, in addition, at least the asking price for hazardous waste abatement including asbestos.

It will end up costing a total of 1.6M just to buy it and tear it down.

My former downstairs neighbors in the Queens community adjacent to Fresh Meadows just bought a house 2 blocks from our old co-op apartments last week. It's a rowhouse, 18' wide, 3 BR, you could "mow" the 15 x 12' lawn with a nailclipper. You have to go up an alley in the back to get to the driveway and garage. It's been vacant for a couple of years. They paid the "bargain" price (in that area) of slightly over $700K. I wish them luck in DumblASSio's NYC, with a bunch of commie libtard weirdos in the wings for the NEXT mayor, with Chinese buying up everything and turning neighborhoods into ghettos, with bumper to bumper traffic anywhere you attempt to drive.

BTW, I will bet that the next owners of that neglected house will be Chinese. They will turn it into a multi-family home full of illegals. That's what they've been doing in Queens for quite a while. They buy normal co-op apartments and divvy them up with curtain walls, they buy houses and immediately add another story, etc. Just what an immensely overpopulated area needs.

ServiceMaster and gut rehab. Easy peasy, I’ve seen worse.

So have I. One was a house that had had up to 40 cats for over forty years. You needed a chain saw to cut the stench. You literally had to take a breath of fresh air, hold it, go look, then run out to breath again. The ammonia from cat urine in the air was so strong your eyes were burning before you got out!

I hired ServiceMaster to get the stench out. They used a spray fog they use in building where human remains have been found after decomposing for months to years. They wouldn’t guarantee it for cats but were willing to give it a try. It was deadly poison, and they sealed the house, then two men in bunny space suits went in and put a fog so dense one had to lead the other out following a rope! The fog leaked out where ever the seal wasn’t good and they slapped duct tape on the leaks. 48 hours later it was safe to re-enter. I was shocked. 95% of the stench was gone! Amazing. What was left was in the upholstered furniture, which went straight to a dumpster.

I then hired ServiceMaster/Servepro to wash the house from ceilings to floors. Everything. Inside and out. A kitchen I thought was green turned out to be sky blue. . . cat urine spray, floor to ceiling, had changed the color. Carpets were pulled and sent the dumpster. Hardwood antique furniture was restored. Walnut hardwood floors, ditto. Backs of leather bound books carefully cleaned and leather treated. What was salvageable was salvaged, what wasn’t went in the dumpster.

Expensive, but worth every penny. ServiceMaster said it was the worst cleanup they’d ever done. They said a fire or flood was easier!
