FYI: Capital hill is a cesspool. The farther west and north you live in the DC area the safer you are.

I was just gonna say this. These areas are VERY dangerous areas.

Have you been there lately? Capitol Hill has become Yuppie Heaven, much like the rest of DC. 1000 young, mostly white, recent college grads move into DC each month. The city is now majority white, And young.

You MIGHT, if you shop around and get lucky, find a small townhouse on Capitol Hill’s far reaches for under $1M. Some areas are in transition still, but they are ALL moving in the direction of upscale.

When I go to the residential areas of Capitol Hill there are women pushing strollers, young men and women riding on bikes, houses fixed up, yards tended to ... it’s changed, as has most of DC, over the past 10-20 years. The Metro has opened new residential areas that not long ago were just ghetto. NE and SE are suddenly VERY “in.” Georgetown that fought the Metro tooth and nail has suffered, and is no longer anywhere near the “in” spot it was a generation ago. They had to start a trolley service from Foggy Bottom to get young people to go to G’town.

A couple of years ago (2-3) spouse and I had to meet someone at Columbia Heights, a neighborhood that years ago you’d have driven thru praying you didn’t get a red light. Now, again, it’s full of white yuppies and its cost of living is beyond reach for many people (to wit, ME!). They have all the shops that are normally found in the ‘burbs: Whole Food/Target/Best Buy, etc., etc. and fabulous boutiques and restaurants. It’s become a “happenin’ place.”
