Just wondering if someone here on FR could give an estimate as to how much this would cost to repair. I had a home inspection done on a house I am planning on buying. The inspector downplayed this but this will be out of my pocket to repair and I paid more than I wanted to for the house and that was based on everything being perfect without the need to repair anything structurally.
I looked it up and it does look like that Monier Coppo di Grecia tile. Hopefully they still make that green color.
My fear of heights phobia is triggered just looking at that and imagining myself up on that building. Where was that?
Fort Lauderdale
I put up a 44 story too, no big deal, we’re all gonna die someday.
Thanks everyone for responding here. I appreciate it.
Can’t believe it took 45 posts for the Ben-Hur slant. Well done!
Yep that stuff does work quite well actually. I used it on my roof where the old tar goop(neatly applied 25 years ago) around a vent riser cracked on the uphill side and seeped ever so slightly. I got some of that stuff and it was a snap to apply, it sealed the leaks and it has been on there for a couple of years.
Just don’t expect it to do miracles.
As to the cracked tiles, I would consider using clear silicone rubber sealant on the ones that can be pieced back together. Tape to hold during cure. Just for the ones that will slide back together.
I would get 2 or 3 estimates from reputable roofing contractors (check Angie’s List) and try to get the average of them back in closing. If the seller is motivated, they’ll go along.
When I bought my fixer upper in 1998, the A/C didn’t blow cold. The seller credited me the cost of a new unit in closing with the understanding I would pick up the cost of installation. This was on a supposedly “as is” deal. It ended up that the next door neighbor is a HVAC tech and he was able to service the unit it and I got 4 more years out of it before I had him replace it for about half of what they originally credited me for it.
I’m impressed the inspector had a thermal camera.
If these are images from under the damaged tile I can’t see a thing you can’t fix yourself for under $100. Just check once again is there any water damage under a broken tile. If there is none just replace a tile with a similar one or lookalike. You should also check carefully and seal around master bath exhaust. Whoever installed it did a really poor job at the time.
I was going to ask what it looked like in there. That’s very clean.
That's what I said in post #13... It looks like Stevie Wonder did that seal around the vent. Looks like a pile of manure from 3 horses. WTH?
Well, it is Sunday.
Don’t know about the areas around the vents, but the ones which are just cracked and don’t appear displaced too much could maybe be patched in place with some mortar mix - at least a temporary fix pending the availability of more funds......
no leaks visible or staining on wood under the roof vents where cracked tiles would be.
They may make that same color, but unfortunately, the new tiles won’t match exactly even if they are the same color. The colors vary from lot to lot and the sun will have faded your tiles to some extent. You can steal some tiles from places that don’t show from the ground, though, and replace the hidden ones with the new tiles.
Fixing should be cheap and easy - just be sure there is no water damage underneath before committing to a deal. Have a professional take a gander and give you an estimate (it’s OK to ask for costs of different available scenarios for how much work is done if you have some “what ifs” to consider).
