No, inflation on food did not go through the roof with Trump - Prices went up 9% over his 4 years on average, or about 2.2% a year CAGR. Housing did go up quite a bit.

People are notoriously bad with overstating inflation in food and gas prices because they 1) buy items frequently 2) remember when items go up, but rarely do when they go down 3) Frequently are thinking of prices from 10, 15, or even 20 years ago or more to compare to without adjusting for CAGR.

I am not yet willing to think about selling my primary house, but I am considering selling a few rentals this year that I originally planned to keep for several years.

Disagree on the weather. Lived there three times went through a few hurricanes and floods, as well as hellish humidity for most of the year. Some of us prefer a drier climate for our older age.

If mortgage rates were still 5% that would be true, but with 30 years as low as 2.5% right now, the total monthly cost of a mortgage hasn’t changed a whole heck of a lot from a year ago. I also see no evidence an average family cannot afford to buy a home - probably true in SF, LA, NYC, etc, but not true in most of the country. A $300k home with 20% down, with property taxes and insurance is about $1,200/month. $14k/year divided by $65k median household income is about 22% of income on housing, which is not far from historical average.

The pay is north of $20 an hour. The UE benefits pay $15. They figured out that is what they need to live on.

Last guy had a nice little spreadsheet on it.

So pay is NOT the issue.

Birth rate is low because it is to expensive to raise kids.
Childcare, car seats, education costs, lost work etc.

So he works and makes $5/hr extra or does nothing and gets almost the same? Math. Do the math. If you can’t handle raising the pay high enough to attract workers then sell out and get a real job. Learn to code.

Birth rates are low because wages are suppressed by massive LEGAL immigration. If wages go up living becomes easier for the young and they have more babies. GET IT?

You are being as tone deaf as ever.

With the .gov subsides (housing, healthcare, UE, WIC) they have no need to work.

It isn’t about wages.

If your housing, food, and childcare is paid for by Uncle Sugar, why work for any wage and pay for it? If I offered them $30, then they would have to pay for their own apartment, medical care, food, etc. “That is to stressful boss!” Actual statement from the guy who recently quit.

I can raise my prices, but I doubt you would be willing to pay it. Inflation cuts everyone. It was kept artificially low by immigration for years. And with the current largesse, who wants to be an Ant while the Grasshoppers are eating for free?

If you paid $100/hr would get a worker? Hell yes.

The trick is to find the price point for labor between $20 and $100 that will attract the type employee you want. It ain't rocket surgery.

My example was a $60k downpayment, but even if you went with 10% down ($30K), the mortgage payment + PMI only jumps about $200/month, or 5% down ($15k) with a credit union at about $250-$300/month more. So lots and lots of people can, or, like my sister in law, have parents who pay the downpayment.

You’re right on the humidity... summer is ‘go to the beach’ or ‘sit in air conditioning’... the perfect solution is to have an apartment in the north to live in for June through September. That gives the best of both areas with no income taxes.

More about sitting in the AC. If you live on the Atlantic side, you better get off the beach by 130 in the summer to avoid the daily lightening and torrential rain. But my mom is happy there year round. ;)

This is in Michigan. My current home is 1725 sq ft, and our plan was for a 1500 sq ft one story. The quote to build was $411,000. That did not include the property, which we already own. That was just construction.

Part of the problem is, the nice desirable areas are all taken.

What’s left are places with hellish weather, barren windswept wasteland, no jobs, etc.
