True about the Jews. They cherry pick a neighborhood for expansion as they are growing. Sonetimes they lose. They tried Ridgewood, offering cash butouts but the old German and Italians resisted. A few tried subterfuge. One buyer sent guys dressed as UPS with packages the owners had to sign for. The invoice was actually a quitclaim deed. Couple of Hasidim went to jail. Now the hipsters are moving in. But they rent, have no kids, and move on in a year or two replaced by others. They mostly party in their craft beer bars or take the L train into the city so the old timers are happy for the rent.
