Tarrant property values up 7.1%(TARRANT TEXAS)

Tarrant County's property values grew 7.1 percent -- and the average home value reached $130,837 -- mainly because of low interest rates and the construction of new homes and businesses.

The $6.4 billion increase in property valuations will generate additional tax dollars countywide that will help local governments whittle rising costs, officials said.

"The economy is still good," said John Marshall, chief appraiser for the Tarrant Appraisal District. "It's not the best year we've had, but it certainly isn't the worst.

"It's a good year for residential and commercial construction, and that's good for existing homeowners and businesses," he said. "New construction helps spread the tax burden because you have more people paying."

For the second year in a row, Westworth Village led the county with the highest increases in property valuations, posting gains of more than 34 percent after last year's increase of more than 27 percent, according to preliminary valuations released Tuesday by TAD.

Also for the second year in a row, Haslet in north Tarrant County reported the only drop in taxable values -- about 2 percent this year -- because of a decrease in business inventories, according to TAD. Business inventories are calculated among the taxable property.

The preliminary valuations give an early glimpse at the economy in area communities, which normally depend on property taxes for much of their revenue. The numbers usually are early indicators of whether local governments will raise or lower tax rates, or hold them steady.

The total valuations are expected to drop as much as 5 percent as owners protest their property values this summer, Marshall said.

In Tarrant County, more than half of the increase is due to new construction -- including the addition of more than 15,000 new homes.

"It was a real good year for residential," Marshall said.

The preliminary figures are based on the value of land, buildings and business inventories as of Jan. 1. The growth is calculated on net taxable values, which reflect deductions for homestead exemptions, abatements and free-port exemptions for businesses.

Property owners were notified of their new values this month. Protests must be postmarked or delivered to the review board by May 31. Protest hearings will start June 13.

Certified tax rolls are expected to be released around July 25.

How to protest appraised values

Property owners may challenge property values by filing a protest with the Tarrant Appraisal Review Board. A form is printed on the back of valuation notices. That form does not have to be used, but a protest must:

# Be in writing.

# Identify the owner and the property in question.

# Indicate why the owner disputes the appraisal. Appraisers can adjust property values if an owner shows evidence, such as a recently signed sales contract or an engineer's report for structural damage, that the value should be lowered.

# Be postmarked or delivered to the Appraisal Review Board by May 31 or the deadline printed on the notice, whichever date is later.

Under state law, the appraised value of homestead property may increase no more than 10 percent a year until the appraised value reaches the market value.

Here in MN 130 Grand will get you squat....A small 1500 sq ft house costs 170+ here in the Twin cities....

Real Estate is cheap here right now.
I am a Realter and I have more investors buying than I do Home owners. Its been that way for a couple of years.
The investors buy them for rent property or the fix up and sell. I sell fore closures most of the time. Such as HUD homes.

Ya gotta Love that Tax Cut package that the RHINO Perry and Communist Dewhurst cooked up.

It's for the "children" again "education" again and they couldn't even get their liars and co-conspiritors to wait to do what everyone knew that they would do.

Raise Taxes (let us Texans Tax ourselves into the same pickle that California is in) under the guise of property tax relief, then when the smoke clears raise the tax value of the property and simultaneously raise property taxes back to where they were or higher.

I have busted two keyboards trying to write these $^#%*&(*)&^%%(*& holes to enlighten them, Castro can run against them next time around and will get my vote before they will.

Perry had nothing to do with that plan.

It was all the glory of Dewhurst.

Perry has actually spoken against the budget growth several times.

He fired another warning shot yesterday.

Have you written and called?

Dewhurst is a Pri$%%ck and a snot to boot, Perry is Bugs Bunny's "What a Maroon" poster child. The Dems are loving this, they get what they want and can bad mouth us at the same time.

Dewhurst ticks me off the worst, he thinks he is untouchable and his letters are snotty and evasive. He pawns every question off with no answer other than to write one of his underlings and they will make sure that it gets recorded, as if it were a freaking poll.

Anger does not become me, it brings out the emotional child in me, it costs me keyboards and more time than I need spent on patching holes and replacing door hinges.

(On the lighter side it does remind me of a time I lost my temper and I twisted and ripped the drivers door off of a Ford Courier Pick up, it looked really impressive, I was shocked at how easy I did it, the poor schmuck that was sitting in it was shocked as well, when I tossed it in the back of his truck and gave him permission to leave)

Research? How many letters have you written? How many have you received in return? I got a five spot that says you didn't get squat from Dewhurst other than to write to one of his peons so that they could record your opinion, (I have a couple of those)

What do you think you know that I do not?

Since I actually had the misfortune of dealing with Dewhurst during election times...

Not to mention speaking one to one with the man, about school finance of all things, at a dinner..........I did not need to write. Dang near everybody in the state knows that the plans for the Senate tax grab was his. The Speaker pushed the other one.

And they both got upset when Perry spoke against the issue.

REGARDLESS....Perry has held the line, so far, on Taxes.
Until the bill passes, if it does, I won't flame him for Dewhurst's insane policy push.

Perry also has made Texas #1 in the union for business, via the program he pushed to work to get them here.

He is the one who basically told the legistlature to stick it and did the "zero out the budget" thing ...so their would not be the projected debt issue.

So basically you are ok with Perry being the lead Steer?

(And I mean Steer in the most literal way) The only way this guy can be less effective than he is now is to miss another appointment for his daily Estrogen shot.

His threat of a VETO is funnier than Beaver Cleaver trying to explain how Lumpy lost his lunch money, while they were almost going to school cause the bus was late and Eddy Haskell said only babies would do the right thing and then it rained...

Sorry but Perry is a COMPLETE disappointment and he has the record to prove it, a record that he is proud of by the way.

I'm just saying...until he does or does not.....we can't go blaming him for Dewhurst's sham. Even newspapers around the state are starting to report the reality that this was not Perry's plan.

But again.....if he rides along....he catches h-ll with the rest. But it is not warranted...until he rides along.
Like you....we all have our doubts.....can't help to have them...after seeing what the legislature has done.

Hey....I am upset about this stuff as much as the next guy.
I threw a lot of support to Dewhurst when he ran for LT Gov., thinking he would hold the line on what he was selling. I was wrong.

Tonight....I saw a person I know who works for one of the State Reps who voted for HB 3 (the school finance tax madness). I was sure to bring the fact that person's boss may be getting an increase for Pension...while grabbing more tax dollars from us.

That person was not amused. Oh well.....word is...that Rep might not run in the 06 anyway.

And with the tax crap......that Rep would lose in primary against a decent candidate anyway.

In the end....I think we will still get screwed, no matter how hard Perry might or might not go against it.

There are many in the current legislature who lack a spine.

That Union thing that you mentioned, how is that a good thing?

In my world Unions need to go the way of Terrorists for they are one and the same, Death to THUGS and I may repeat myself occasionally but I accept nothing but Unconditional Surrender from THUGS and Terrorists!

It is these little things, core beliefs, such as these that has kept me from pursuing a Political Office. (HA! I would no sooner seek political office than to trash my soul and become a lawyer)

But then again I continue to win more than I lose which explains why I am still alive, although it does take longer to heal the older that I get.

But yeah.....we all have an issue with what some Unions pull.

By brother actually deals with issues that involve unions.

He is very fed up with them. And he was once a union shop guy. As soon as his term for rep of workers was up......he was done playing that game.......he thought

We are on the same page here with the exception that you prefer to sit back and wait, I suppose in some battles that may be the smart tactic, My contention is that it has gotten to where it is because Perry doesn't have enough Ass (Gravitas for you folks out in Rio Linda) to stop it. He needs us to do that for him, he has not asked us, he is still a WIMP!

He is real good at spending, Taxing and spending more. More disturbing is he immediately pushed every known "Mafia Scam" ie Light Rail, Fluoride, Garbage Contracts on and on which is normally reserved for those "known" to be corrupt like Mayor Daley or either of the Clintons for maximum personal kickback, then he went a step further with Out of Country Tax payer paid for Toll Roads (Kofi would have loved that one) as soon as he got into office.

I believe Perry is in it for the short haul, Perry is going to collect his Cash and get out.

I am Old School, if found guilty he deserves a fine looking Oak Tree and a good rope, if he is just a wimp, a swift kick in the ass, a very public dismissal and we can start to undo what he has done, prosecuting every enabler along the way.

I will leave it up to you to find some redeeming value in this Clown.
