I can suggest Utah. If you want skiing, we have the best powder anywhere, the slopes are not crowded and the passes are pretty reasonabe in price. Water sports require more travel, but Lake Powell is vast, with more shoreline than the entire West Coast. Salt Lake International airport is the major one here. You can get a nice 4-bedroom house in most areas for $150,000.
Downside: you just can't get good cheap beer...
Utah is breath-taking.
