I looked up 'how to plant a pine tree' once and it said, to begin with poor, sandy soil.

Explains all the pine trees in northwest Florida. Even the creek bottoms have bright white sandy soil.

It explains the pines in NJ, too. Kicking myself now. My property was filled with pines. I cursed about those pine needles every time we raked. And now I read that I could've sold that stuff?
