Not just density though. There is also the fact that NY is the crossroads for international travel and center of globalization. Of course the virus hit there.

I suspect this will be the straw that breaks NYs back. People were already leaving. Now it will turn from a flood to a deluge. NY simply doesn’t have a viable business model.
