Ala Moana Shopping Center in Honolulu HI, was one of the first and largest malls in the US, originally constructed in 1958-1959, with 80 merchants.

Prior to that, strip centers and shopping centers began thriving as a new experience circa the late 60s.

Many smaller strip shopping centers were on the market in the 50s and 60s.

Generally, the large store would buy and develop the real estate, but usually wasn’t in the market to sublet smaller spaces on their real estate. Later, the Malls themselves became the real estate developments with buy-ins of major chains, allowing a litany of smaller spaces for rent to local stores. Some of the concern was competition between smaller local stores with the larger chains. Advantage of the larger chain was the better and more fully integrated services in the shopping center they financed.
