Yes but AirBNB is not liked in many communities and I’m sure there are attorneys that would love to have the case the breaks them and makes them accountable for the renters. Yes, Donald Trump has the same problem
in many communities. Still, the law is the law, or should be.
It seems most lawsuits are by the guests, not the hosts. I think she would be
not be liked in many communities because she is a landlord making a profit
on the backs of poor people ... etc.
It depends on who these guests are I suppose but don't expect Durham, NC to be all that sympathetic to her. She has to follow the due process as a landlord of the locality in which she chose to own a house. There is a lesson to be learned here.

“I/we understand and agree, the day after the lease expires, the property manager/owner will enter the property and kill anyone, and everyone remaining on the premesis.”
That should cover it.

They have to leave sometime. When they do be prepared to change the locks on every door/deadbolt, and remove the belongings from inside, place them at the curb. Post a Notice of End of Rental Contract on the door.
Any vehicle left, have it towed to a lockup storage site maintained by the towing company- so they can go get their vehicle by paying the company to release it from the storage for the number of days there.
Agile and quick. And notify the police you are doing this, by informing with proof of ownership and the contract violated- copies.

Airbnb is just an easier way to let rooms for rent in competition with hotels and motels; the screening and renting problems always exist between host and guest as a landlord/tenant relationship is formed; local laws prevail.
Would you want someone to break FR and other Internet based news/opinion aggregators so all that would be available is the MSM ?

The difference is that there are very specific laws protecting hotels, AirBnB is often not welcomed in the community, so the laws are different, cutting corners, etc.

And people you think you can trust ... it’s not always true.
I worked at a five-star resort where royalty, Hollywood critters, and similar stayed. Housekeeping people had some stories that would curl your hair. One Academy-award nominee (several times) would poop in the shower and leave it for Housekeeping to clean up. You never would guess who; I’m not allowed to say.
