On the home front, the escrow fell through. She wanted $100,000 in “repairs”. We need to get a new roof.. but she wanted a new heater and ac (??) and 2 new water heaters (??), and some other stuff. We said no.
So, we are now OFF the market while we figure out whether to remodel 3 bathrooms (they are dated) and a new roof.
Good news.. I don’t have to clean this weekend hahahaha!

Did you give the buyer a Disclosure list.
Has a list of all defects, changes made with or without permits, any deaths on the property, any lead in old paint, any asbestos in the heating system, termites or other infestations....etc...etc...
In CA we also have to provide a written termite, roof and house inspection.
This disclosure is up front so buyer can see any defects before going to escrow and attendant costs....Also in CA the realtor will often pick up the cost of the reports.
Spokeshave family going through all this now in CA in preparation for the Great Reset (to out of CA ASAP).
$100K seems a little high for water heaters and roof....are they going to remove and replace the entire roof hardware...(beams, trusses, cladding, insulation, trim, shingles/tiles, gutter and down pipes...?
