If you do not have a secure source of those three all else doesn't matter.
Egress: Should bad guys come, or snow, or flood, can you get out several different ways? Would you be trapped by deep mud? Can someone fly in to you maybe? Such as in Colorado, mountains to one side and your property faces east leaves few egress avenues if need be in the winter time.
Growing season: Say all is well, the birds are chirping, the wind is breezy, and the sun is shining...can you grow some food? Is the soil rich enough or can you make a nice garden? Is it too treed, or maybe too barren? Is there enough water? Maybe a good well or a running creeek or river nereby?

Ultimately, it think the largest group of individuals with superior weapons and tactics will survive.
Not so much what you have, just that whatever you DO have you KNOW how to use, e.g., spinning-wheel. Can you make your own cloth, and weave it into clothes?
Have you considered the immediate repercussions to having the world-market cornered in feminine hygine products? Are you prepared to live with the consequencess? Failure to understand the issue is no less significant than not being prepared.

You'll go through water faster than you realize, and the food on hand will last you a bit longer than you'd think. Beyond that, you need weapons, and you need friends with weapons. Anyone that doesn't have the above won't make it long enough to bemoan 6. Food, and 7. Medical supplies, and so on and so forth.
Water, weapons and allies. Guns you know how to use, and friends you trust that will rally up with things get rough. Family. Church. Co-workers. Whatever. A two week supply of water, plus ammo and a good squad means you get to go on to round 2 and round 3. All the badass survival gear you can buy won't help you if some thugs with sticks and knives rolls you up while you're asleep or jumps you when you're alone. A few armed men working together and defending land they know are more dangerous than a horde of looters.
Would be prudent to make sure your tetanus shot is current.
I believe any retreat should either be hidden well enough from Google satellites and or made nearly impossible to get to.
One must not forget the ones that have nothing have nothing to lose to take yours away.
Unless you want to be like the Omega Man and you desire to be a one man army shooting everyone in sight a true refuge must have a high degree of security.
Find a small community of Christians who believe in the Constitution and are heavily armed. That community should abut a larger community of Christians who are heavily armed.
This situation brings community and protection together from like-minded individuals. Should a threat emerge, this kind of community can organize and bring lots of firepower to confront the enemy.
People living out in the bush alone or with a family will be the first ones killed if the SHTF. It’s impossible to secure a large perimeter by yourself. For that you need a community.

If possible, look for a spring on the land. It can provide drinking water, irrigation, and sometimes a power source if the flow rate is right, and doesn’t need pumped.
Look for land that aids with hiding and defense. Some terrains create optical illusions, a passing raider may think they can see everything, when really you could be standing 10 feet from them and they’d never notice. If you find a piece of land like this, use it. Place any buildings where they’d be hidden from the road, but where you can see who approaches from them.
Build underground, if possible. The insulation is great, you’re practically in a bomb shelter already, and it makes your buildings harder to find and break into. Just make sure to have alternate escape routes just in case.
Build your animal shelters so that they’re either attached to the house, or have a covered walkway between them. Those animals will need care during the worst hail, ice, and snow storms. You can’t afford a broken leg.
If you decide to build hidden compartments anywhere, please don’t make the “doorknob” from a statue, book, or light fixture. Those are such common plot devices it’s laughable.
