Exactly!! Rent controls always force excess demand for housing. Often the controlled price is not enough to pay for fixed costs (e.g., insurance, debt servicing, and property taxes), which results in less money spent on maintenance. Eventually, the building becomes abandoned. This could only happen in Detroit with gov't interference in the market:

Trenton, NJ, had a similar law and the gov't ended up with massive numbers of abandoned houses. However, the city council came up with a plan to get them back on the property tax roles. They got funding under MDTA (Manpower Development and Training Act of 1967) to fund the project. The city convinced the trade unions to accept unemployed minority youths into the apprenticeship program run by the union. The trade unions were then hired to rebuild the abandoned houses. When they were rehabbed, they were sold to qualified low income residents. The funds from the sale were then plowed back into the project, thus providing more low-income housing and giving minority youths a good job. It was a win-win-win for the city, the unions, and provided jobs and housing for low-income people.

The program was so successful that MDTA took away all funding for the project.

We are in upsatate NY. What happens is govt sponsered “land banks” sell vacant properties for a song with the REQUIREMENT that you use THEIR “approved contractors” (aka union overpriced do nothing labor) to do the required repairs. No thank you. We do our OWN contracting then rent to private market tenants.

A lot of this stuff is like tattoos.

Many people when they’re young get swept up in the moment…tattoos, pronouns, piercings, fans of Springsteen.

Then they grow up. And they’re horrified that their forearm has a massive dragon eating a baby tat.

Many people wind up getting tats removed. They also change pronouns.

It will take some time, but I bet in 20-30 years many of these souls will revert.

It wouldn’t surprise me to see that they were backing these initiatives.

Morgan and Morgan spent millions pushing medical marijuana and min wage increases in Florida while paying employees less than the proposed rate.

Very tight with top democrats.
