They want to do away with the mom and pop landlords. Only those connected to the government will be allowed to be landlords in the future.

The eviction moratorium was issued by the Trump administration. The property is in Washington DC. The Washington DC eviction moratorium created by an emergency order of Democrat, Trump-hating, Mayor Bowser and later signed into law by her.

Ten years ago I was thinking of buying a three decker in RI, renting two apartments out and keeping one for myself for when I was in the US. My good friend, who's an apartment and commercial property owner and property manager, told me about a tenant he'd recently had who stopped paying after the first month's rent. Took him more than six months and a grand in lawyer's fees to get him out.
On top of what my instincts were telling me, my talk with my friend put the kabosh on the idea.
Considering what happened to small landlords during Covid, considering how anti-landlord the RI "justice" system is, I'm sure I saved myself serious aggravation and possibly a murder rap or two by not throwing down. Lol!

John Jones owns a single two-bedroom unit in Southeast D.C. I wouldn't want to make a wrong turn into SE DC. Never mind own property there. Never mind rent someone property there.

Long prior to this point, I would have hauled a couple of my tennants/squatters out in gunnysacks, and sent them far away.

Now that the landlord was finally made aware of the appliance issue he should arrange to have it repaired. While he’s at it he can have the locks changed too.
