Agree with your first statment, but I am more optimistic than you on your second statement.

Oh, you dog, I LOVE Salida. I want to buy a house there. I go down every spring to fish the Caddis hatch. Salida is a great little town, even though it has grown. Excellent climate.

I don't know what the real estate prices for homes in the rest of Texas are, but I just helped my Mom sell her home in Houston. I am still amazed at the very low prices of homes for such a large metro area. I have read that the lack of zoning laws contributes to the low prices.
Texas taxpayers may pay high property taxes, but with no income taxes, particularly if you have a two income family, Texans will find that they are still paying low taxes compared to states with income taxes.

Yes, Houston is cheap, but I don't care for the lack of zoning. I don't like what appraisers call disconformity. Congrats on getting the house sold.

The lack of zoning is a benefit. Developers create different styles of communities, not bureaucrats on the take. Nothing is perfect, but I lived most of my life in cities with urban planning, zoning, etc. It sounds like a good idea to have those things, but the market and private land use restrictions are vastly superior.

Perhaps the millions of loans to people with no SS# might have something to do with it? Or all those 100% loans to HUD people.
Most of these people set there companies up like a shell game. Jump in and make lots of loans, take out the cash and then fold.

It is, and we have some serving prison time in Colorado right now.

In the meantime, late mortgage payments are soaring. Looks to me like simple basic money issues are putting the squeeze on mortgage lenders. 23 mortgage lenders have now gone belly up since December, 2006. All those ARM loans, option ARMs, interest only loans, and BS 'stated income' loans are coming home to roost. House flippers grabbed houses in other states without the common sense God gave a mule. Empty houses with for sale signs are standing empty for months. Around here, smart sellers have taken down for sale signs and are renting the homes they bought to flip: Trying to keep the wolves away temporarily.
People should not have elected to lease huge amounts of money to buy wildly overpriced homes (That is what a mortgage is, really: Leasing money). This massive real estate, money lending Ponzi scheme is falling apart. Want to educate yourself? "Nothing to see here. Same old, same old. Time to move on."
